OpenHOA Michigan ("OpenHOA," "we," "us," or "our") is operated by Lake & Pine Real Estate Consultants LLC, a Michigan limited liability company. Our website is located at openhoa.info. We provide a database of publicly available HOA governing documents for communities across Michigan.

2. Information we collect

We collect information in the following ways:

• Account information — When you purchase a membership, we collect your email address and payment information. Payment details are processed securely by Stripe and are never stored on our servers.
• Usage data — We may collect basic analytics such as pages visited, search queries entered, and documents downloaded. This data is used only to improve the service.
• Communications — If you contact us by email or submit documents to our database, we retain those communications.
• Cookies — We use minimal cookies necessary to keep you logged in as a member. We do not use advertising or tracking cookies.

3. How we use your information

We use the information we collect to:

• Create and manage your member account
• Process payments for memberships and renewals
• Send you transactional emails (receipts, login credentials, renewal reminders)
• Respond to your support requests
• Improve the OpenHOA database and user experience
• Comply with legal obligations

4. Payment processing

All payments are processed by Stripe, a third-party payment processor. When you purchase a membership, you are subject to Stripe's privacy policy and terms of service. We receive confirmation of successful payment and your email address — we do not receive or store your full credit card number, card expiration date, or CVV.

5. How we share your information

We do not sell, rent, or trade your personal information. We may share your information only in the following limited circumstances:

• Service providers — We share data with trusted service providers (Stripe for payments, Supabase for database hosting) solely to operate the service. These providers are contractually obligated to protect your information.
• Legal requirements — We may disclose information if required by law, court order, or to protect the rights and safety of OpenHOA, its members, or the public.
• Business transfer — If OpenHOA is acquired or merged, your information may be transferred as part of that transaction. You will be notified of any such change.

6. Data retention

We retain your account information for as long as your membership is active. If you cancel your membership and do not renew, we will retain your information for up to 12 months in case you wish to reactivate, after which it will be deleted. You may request deletion of your account at any time by emailing hello@openhoa.info.

7. Data security

We take reasonable measures to protect your personal information, including encrypted data transmission (HTTPS), secure database storage through Supabase, and restricted access to member data. However, no method of transmission over the internet is 100% secure, and we cannot guarantee absolute security.

8. Your rights

You have the right to:

• Access the personal information we hold about you
• Request correction of inaccurate information
• Request deletion of your account and personal data
• Opt out of non-transactional emails at any time

9. Children's privacy

OpenHOA is not directed at children under the age of 13. We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us and we will delete it promptly.

Documents available on OpenHOA may link to or be hosted by third-party websites. We are not responsible for the privacy practices of those sites. We encourage you to review the privacy policies of any third-party sites you visit.

11. Changes to this policy

We may update this privacy policy from time to time. When we do, we will update the "Last updated" date at the top of this page. For significant changes, we will notify active members by email. Continued use of OpenHOA after changes are posted constitutes your acceptance of the updated policy.
