Is it really free? ▼
Yes. Searching, browsing, and downloading are all free. There is no membership fee and no card on file. OpenHOA is funded by donations from people who find it useful.
Then why do I need an account? ▼
An account lets us cap downloads at ten per day, which keeps the library from being copied wholesale by automated scrapers. It costs you nothing and takes about thirty seconds. Ten documents a day is far more than a typical transaction needs.
What happens after I sign up? ▼
We send a confirmation email. Click the link inside it to activate your account, then log in at
openhoa.info/login.html. If the email is not in your inbox within a few minutes, check your spam or junk folder — it sometimes lands there.
What if I need more than ten downloads in a day? ▼

hello@openhoa.info and tell us what you are working on. The limit resets every day at midnight.
What if a document I need is not there yet? ▼
Submit it at
openhoa.info/submit and we will research and add it within 48 hours if it is publicly available. If you already have the document, attach it and we will add it to the database directly.
Is it legal to share HOA documents? ▼
Yes. HOA governing documents — CC&Rs, bylaws, meeting minutes, and budgets — must be disclosed during real estate transactions under Michigan law. OpenHOA simply makes already-public documents easier to find.
